TENANT FEES




Holding Deposit - If you view a property and wish to proceed, a holding deposit equivalent to one week’s rent is required. Once this holding deposit is paid, the property will be removed from further advertising.

Company Lets - We are able to arrange Company Lets at a charge of £495 (inc VAT) for the set up and arrangement of the tenancy agreement.

Variation of Contract - £50 (inc.VAT) per agreed variation. To cover the costs involved with taking landlords instructions and the preparation and execution of the new legal documents.

Change of Sharer - £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlords instructions, new tenant referencing and Right to Rent checks, deposit registration as well as the preparation.

Early Termination - Should the tenant wish to leave their contract early they shall be liable for the landlords’ costs in reletting the property as well as all the rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Unpaid rent - Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. This will not be levied until the rent is more than fourteen days in arrears.

Lost Keys - Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant.

REFERRAL FEES




In Compliance with the Consumer Protection from Unfair Trading Regulations 2008 Mount & Minster LLP must disclose to clients (both sellers & buyers) the receipt of fees we receive, including referral fees, within the Estate Agency sector.


As well as a clients obligation to pay our commission or fees we may also receive a commission, payment, fee, or other reward or other benefit (known as a Referral Fee) from ancillary service providers for recommending their services to our clients. These referral fees also apply to buyers or tenants.


Mount & Minster LLP refer business to both internal and external companies, a full disclosure is set out below:

Financial Services

We recommend sellers and/or potential buyers use the services of Concise Financial Solutions.

Identification Checks

Should a purchaser(s) have an offer accepted on a property marketed by Mount & Minster LLP, they will need to undertake an identification check. This is done to meet our obligation under Anti Money Laundering Regulations (AML) and is a legal requirement. We may use a specialist third party service to verify your identity. This is non-refundable under any circumstances.

Conveyancing

We recommend sellers and/or potential buyers use the services of Wilkin Chapman solicitors. We receive referral commission per legal completion when a client instructs one of our recommended solicitors to handle the conveyancing process on their behalf. This is included within the solicitors quote prior to instruction and is not added to the solicitor’s fees. The same conveyancing cost (or more) would be charged should a client go directly to either of our recommended solicitors.

Surveys

We recommend sellers and/or potential buyers use the services of CWH Surveyors.

You are not under any obligation to use the services of any of the recommended providers, though should you accept our recommendation the provider is expected to pay us the corresponding Referral Fee. The Referral Fee is separate from your obligation to pay our own fees or commission.
